Solution Underway for Recognition of Rural and Municipal Roads on Off-Plan Properties
Dodecanese MP of New Democracy, Manos Konsolas, announced developments regarding the recognition of rural and municipal roads serving off-plan properties, stating that a solution is being promoted for an issue affecting thousands of property owners, especially in island regions.
According to the press release, Mr. Konsolas had submitted a parliamentary intervention requesting information on the progress of the recording and verification process for rural and municipal roads, as well as the timeline for issuing the relevant Presidential Decree.
In a written response from the General Secretary for Spatial Planning and Urban Environment, it was confirmed that the registration process for rural and municipal roads in island Greece has already been completed and is currently under review by the ministry. Meanwhile, the recording process continues for mainland Greece, Evia, and Crete, with completion expected by June 30 and final review by August 30.
A Presidential Decree is expected to be issued by the end of the year, setting the criteria and conditions for the official classification and recognition of these roads, as well as the procedures for validating the road network.
Mr. Konsolas once again highlighted the issue of so-called “landlocked” plots, stressing that the lack of official urban planning recognition for existing rural and municipal roads has led to the devaluation of private property and prevents the utilization of off-plan plots smaller than four stremmas.
The issue is considered particularly serious in island areas, where many roads have been in use for years without formal recognition. The Dodecanese MP emphasized that he has repeatedly intervened on the matter, calling for a permanent, sustainable, and fair solution.
